QUESTION:
My wife sold
one-acre of land in Georgia in 1997. She sold it to a gentleman who is now on
the run from the law. He never filed the quick claim deed and he has not paid
the taxes since 1998. Can I pay the taxes and get a clear title on the land?
The tax commissioners office is about to forclose on the land unless we pay the
taxes? If we pay them, can the gentleman still show up and file the quick
claim. We cannot find him and I do not want my wife's credit ruined, neither do
I want to pay back taxes unless I can have the land. Does anyone have any
advice?

I USUALLY TRY AND ANSWER ANYTHING.
However, this one is too reliant on local law
for anyone not familiar with what happens in Georgia to take a try at.
You have to hire a local lawyer to deal with
the matter.
Anyone else would just be guessing and if I had
to guess, I would bet that a local person would be guessing a bit as well.
"My bet" is that if you pay the taxes, he could
still file the quit claim.
However, you could then sue him for the taxes
and attach the property.
However, that is an opinion and not a
definitive answer. I am sending this out (with your identity removed) to
some 3,500 people, some of whom live in Georgia and some of whom, might have a
better idea or the proper answer.
